Our Association's primary overall function is to give every member a voice in the growth, care and development of their neighborhood. Financially speaking, it's a small yearly investment which helps to protect one of life's biggest investments... your home. 

First & foremost, our neighborhood Homeowners Association does not make rules for everyone living in Ashley Farms. It is there to educate & encourage the existing Covenants & Restrictions that everyone automatically agreed to when they purchased their home within the subdivision. Only when necessary, does this assembly of elected volunteers act to enforce these Covenants.

Ashley Farms HOA further provides members with numerous lines of communication within the subdivision and every member has a voice to help keep their subdivision clean, safe, and beautiful.

2011 Ashley Farms Homeowners Association Annual Meeting Minutes

Monday, February 7, 2011  7:00 p.m.

Location:  Cedar Glen Golf Club

In Attendance:   President, David Johnson

                        Treasurer, Karl Rutledge

                        Secretary, Felicia Szczepanski

                        Board Member, Karen Parenteau

                        Board Member, Dennis Zella

bullet Meeting opened with the introduction of the current board members, and election of new officers.

Ø      10 residents attended this meeting.

Ø      None of the residents in attendance expressed interest in running for any of the offices.  Current board members agreed to remain in their respective positions.

bullet Treasurers report.
bullet Discussion of late fees, and review of the association by-laws, and enforcement procedure.
bullet Discussion of violation notice letters to be sent to residents not in compliance with the association deed restrictions.  Any homeowner receiving such letter would have 10 – 14 days to respond.
bullet Notice of dates for 2011 subdivision events:

Ø      Annual Subdivision Garage Sale:  Friday, May 13 – Saturday, May 14 – Sunday, May 15.

Ø      Annual Subdivision Picnic:  Saturday, August 27

bullet Suggestion for volunteers to form an Architectural Committee.

No volunteers stepped forward.

bullet Open discussion of the association voting process, in respect to the lack of attendance at meetings.
bullet Open discussion to encourage support for the upcoming

New Baltimore/American Cancer Society Relay For Life

·        Discussion of delinquent association dues.

·        Discussion and planning of Ashley Farms Homeowners Association Picnic to be held Saturday, September 11, 2010.

·        Discussion to finalize the date of the subdivision sale to be held June 3, 4 & 5, 2010.

·        Discussion of various options to improve the landscaping at the subdivision entrance at County Line Rd.

·        Discussion of how to inform new and future homeowners that we have an association.

Ashley Farms Home Owner’s Association Board Meeting

Wednesday, March 24, 2010   8:00 p.m

In attendance:  Karl Rutledge, Dennis Zella, Karen Parenteau, and Felicia Szczepanski

bullet Visit from Jason of Red Line to discuss details and prices for the restructuring of the two Ashley Farms Parks.  Usage of Brick Pavers in a circular pattern, with a planting area, and possibly brick paver benches. These benches would be a permanent fixture to the brick paver surface, which would be a deterrent to future theft of said benches.  Future discussions will determine the financing, and the pros and cons of completing both parks together, or individually.
bullet Copy of Final Notice sent, for those with  delinquent dues, provided by Karl Rutledge.  14 households in all.  Payment from these households is now:

           $88.00 Dues            

           $25.00  Late Fee

           $100.00 Attorney Fee

  Copy sent to attorney, Michael McCulloch.

bullet Discussion of proposals and bids for Landscaping from Red Line, Advanced, and Zella’s.    Due to the current Spring Fertilizing schedule, a meeting will be held within a week to make the final decision for landscaping, for the 2010 year.
bullet Discussion of possible purchase of flowers for sub-division entrance, from the Boy Scouts.  Current price quote is $14.00 a flat.  More information on flower availability, and delivery options will be provided by Karen Parenteau.
bullet Discussion of Spruce Tree issue at County Line entrance.  Need to remove one leaning Spruce, and also remove one stump

  Quote from Kappen Tree Service, Cass City MI:  $1,200 - $1,500

Replacement trees will be of comparable size.  Price is dependant on location and availability of trees.  Work cannot be done until seasonal ground weight restrictions are lifted.  Further investigation will include the exact method for this process, to avoid any damage to surrounding neighbor,  or city owned property.

bullet Discussion of picnic:  Date is set for Saturday, September 11, 2010.

Band is available for that date.  Dennis Zella has the name of a magician, for possible entertainment. 

bullet Brief Discussion on whether to do anything extra at the picnic, for September 11, which is now known as Patriot’s Day.  Possible sale of small flags, with a voluntary donation, that would then be given to a local military service organization.  Felicia Szczepanski will research prices and availability of the small hand held flags
